What foundation repair in Sydney actually involves

CSIRO's footing guide puts most causes down to water. Clay swells as it takes up water and shrinks as it dries, and shrinkage takes support away from a footing. Saturation can leave soil with almost none of its bearing capacity, erosion removes support from under a footing, and tree roots draw moisture from the soil. Leaking pipes, poor roof plumbing, blocked gutters and overwatered garden beds concentrate water where it does harm.

From symptom to cause

The symptoms CSIRO lists for lost support are step cracking in the mortar beds or above and below openings, vertical cracking in bricks, and floors that become bouncy as isolated piers lose contact with the bearers. Cracking from settlement during construction usually stays as it is once the settling stops; cracking from local shear or erosion usually keeps developing until the cause is remedied. Where a leak is the cause, the remedy is to repair it. Where footings have been undermined, augmentation or other specialist work may be required.

Plumbing and drainage are specialist work under NSW's Home Building Regulation, separate from underpinning or piering, so a leak's fix belongs to a plumber or drainer and this site does not offer it.
