Underpinning prices in Sydney
This site doesn't set or quote prices. Published figures for underpinning depend heavily on the method, and only two kinds of job had at least two independent businesses each publishing a comparable figure: resin injection and restumping. Neither figure is a price for your house.

For a whole resin-injection job, three resin firms give bands that broadly agree. Mainmark says many home resin injection repairs range from A$4,000 to A$15,000, Buildfix gives an approximate cost of underpinning of A$4,000 to A$16,000, and Resinject says the cost of underpinning a house in Australia typically ranges from A$3,000 to A$25,000. Each sells resin, and Resinject's figure is not a Sydney one. For restumping a whole house, Strava Group Carpentry says an average inner west or north shore bungalow will cost A$15,000 to A$25,000, and Pierite says A$10,000 to A$25,000 for a complete restumping project. All five pages were read on 21 September 2026, and none says whether GST is included.
Before you agree to a price
Ask for a licence number and the categories it covers, since underpinning or piering work valued above A$5,000 is licensed. Where the contract is worth more than A$20,000 including GST, you should receive proof of home building compensation cover for your property before the work starts or a deposit is taken, and a deposit can be no more than 10% of the contract price. Then ask which cause the quote is built on: CSIRO says cracking from erosion or local shear usually keeps developing until the cause is remedied, so a price that repairs only a symptom may leave more to pay.

Other methods, including mass concrete, beam and base, mini-piles and screw piles, are priced by one business or by businesses whose figures contradict each other, or the only second source is more than a year old, so no figure for them is shown. Three figures on this page are thresholds, not prices: the licence rule, the cover threshold and the deposit limit.
